Project description:

The Phase 2B Studio Building is a 175,000 sq. ft. state-of-the-art studio/office space that was built to accommodate the forecasted growth in game development that will occur with the release of the next generation of video game consoles.

There are two levels underground with 236 parking stalls (this is interconnected with the 644 stall Soccer Field Parkade that PCL completed in March 2005). The building is five levels above ground. The structure consists of structural steel girders, beams and open web joists, metal decking, and concrete. The exterior façade is a combination of metal cladding, metal panel, curtainwall, and stone veneer, precast and has a Green Roof that is planted with a variety of native plant materials.  The interior fit-out has a variety of high level wall, floor, ceiling and millwork finishes and an assortment of rare (and difficult to install) lighting fixtures.  The interior ground floor spaces include: an impressive entrance foyer, a New York style lounge, a 5 level feature spiral structural steel and glass staircase, kitchen, theatre, audio-visual screening rooms, conference area, fitness centre (featuring a full- size gymnasium, steam, massage, tanning, physiotherapy, yoga, and cardio rooms). The upper floors consist of primarily of workstations used in the development of the video games; there are several meeting rooms and coffee bars on each level. The games that will be designed in this building will further add to Electronic Arts' roster of industry-leading video games.  The Studio Building completes the last of three phases on this 2 and a half year long project for Electronic Arts at their 18 acre Discovery Park campus in Burnaby, BC (PCL built Phase 1 of the original campus from 1997-1999). 

Interesting features/facts about the project:

  • The Studio Building, along with the MOCAP Building we completed in June 2005, is up for a LEED Silver certification.
  • We built a Riparian area (see photograph below) that includes a stream and ultimate storm water detention system.
  • The roof on Level 4 is landscaped with plants and grasses (green roof system).
  • The building's mechanical design includes in-slab radiant heating on Levels 2 through 6.
  • 663 Change Orders have been issued to date, totaling a forecasted $5.7 million.
  • 1,001 RFIs submitted to date.
  • Approximately 12,000 cubic metres of concrete have been ordered for the Studio Building.
  • The project team has used over 500,000 sheets (over 100 cases) of paper. If you were to lay out these sheets of paper, one could cover Electronic Arts' soccer field 53 times.
  • 17,206 PSI's filled out to date.
  • 606,202 total man hours to date.
  • 1,391 Safety Orientations to date.

 

Project Description

This project involved a three-phase expansion (IIa, IIb and IIIa) for client Electronic Arts Canada Inc. at their 18-acreDiscovery Park campus in Burnaby, B.C. (PCL built Phase I campus from 1996-1998). The phases are:

  • Phase IIa: a 3½ level below grade parkade which is 204,000 square feet, with 880 stalls. On top of the parkade is a soccer field, with volleyball and basketball/ball hockey courts.
  • Phase IIb: a five level, 170,000-square-foot Studio Office Building for the development of Electronic Arts' video game software.
  • Phase IIIa: a separate three level, 38,500-square-foot Motion Capture studio and office building.
