Project Description

Walnut Gate Commercial Development project consists of a 2 building, 26,000 sf strip mall with slab on grade, structural steel frame, metal deck and wood roof truss structure construction.  PCL's contract consisted of base building construction only. 

Building A – consists of gross building area of 20,625 SF and is divided into 12 CRUs.  The building consists of a concrete block wall running along the backside of the building with the remainder being aluminum storefront glazing.  Finishes include cultured stone accent columns, hardi panel, stucco, EIFS and painted wood trim and knee braces.  The roof is an elaborate wood frame system circling the perimeter, with concrete tile shingles and a flat centre section with EPDM roofing to house the mechanical units.

Building B – consists of a gross building area of 6,050 SF and is divided into 3 CRUs.  The largest CRU occupying 4,1632 SF of  floor area is the Bank of Montreal tenant space which includes an ABM drive thru.  The entry side of the building consists of aluminum storefront glazing with cultured stone accent sections, metal panel (Reynobond) system and EIFS construction.  The roof is similar to Building A with wood truss framing and concrete roof tiles beside a flat roof with EPDM roofing where mechanical units will sit.

The BMO tenant fit-out included vault construction, interior and exterior ABM installations, a 24-hour ABM vestibule, 12 offices, a boardroom, staffroom and washroom facilities.  The bank finishes included wood framed, glazed office fronts and wood doors.  The bank standard millwork counterline, painted walls, carpet and ceramic floor tile.
